Background

Our clients were long-time Upper North Shore residents who had spent decades living on a substantial estate. As their lifestyle evolved, they began considering a transition to the Lower North Shore, seeking a home that would allow them to maintain the lifestyle and scale they were accustomed to in a more convenient & city adjacent location.

Their brief centred around finding a refined residence that offered architectural presence, high quality renovation, and proximity to a local village where they could easily walk to cafés, restaurants and daily amenities.

Challenges

The search was complicated by several factors.

Prestige homes of this calibre rarely become available in the Lower North Shore, particularly those that combine architectural presence with a complete modern renovation. At the time of the search, available stock across the region was extremely limited, and many of the most suitable homes were expected to attract strong competition once publicly launched.

In addition, relocating from the Upper North Shore to a new area required careful consideration to ensure the property and location aligned with the clients’ lifestyle expectations.

Strategy

We leveraged our relationships with local agents to access off-market and pre-market opportunities across the Lower North Shore. At the same time, we introduced the clients to several villages and pockets they had not previously considered, helping them visualise how their lifestyle could transition from a large estate to a more connected neighbourhood environment.

Through this process, we identified a landmark manor on High Street in Willoughby. The home combined heritage architecture with a high-quality renovation, generous living spaces and a prime location within walking distance of the village.

Outcome

Following strategic negotiation, we successfully secured the property prior to auction and ahead of significant buyer competition.

The result was the acquisition of one of Willoughby’s most recognisable homes, providing our clients with a beautifully renovated residence that retained the presence and quality they were accustomed to while delivering the lifestyle benefits of village living.

The purchase represented a seamless transition from their Upper North Shore estate to an iconic Lower North Shore address.
