Background

Our clients were a young family upsizing into their first long-term family home. Their priority was securing a property that offered space, lifestyle, and long-term suitability without being forced into rushed decisions or emotional overbidding.

Challenges

The timing coincided with an extremely hot pre-Christmas market. On-market listings in the Northern Beaches were attracting strong buyer competition, short campaigns, and escalating price expectations, making it difficult to secure the right home under controlled conditions.

Strategy

Rather than competing publicly, we focused on sourcing genuine off-market opportunities. Through our local agent relationships and targeted off-market search, we identified 14 Larissa Road before it was exposed to the wider market.
