Securing a prestige semi-detached home in a quiet Inner-east pocket.

Background

Our clients were a young family searching for a long-term home, with their brief spanning from Surry Hills through to Randwick. They were open to multiple inner-city and eastern suburbs, provided the home offered strong lifestyle appeal, family-friendly surroundings, and access to amenities, schools, and transport.
Their focus was on securing a well-located, liveable home rather than taking on a major renovation, while still being mindful of value in a competitive market.

Strategy

Given the broad initial search area, our first step was to help the clients refine their priorities and assess value across different suburbs and micro-markets. We compared family home pricing, street quality, and long-term livability from Surry Hills through to Randwick, which ultimately helped narrow the focus to Randwick as the best fit for their current and future needs.

Once 67 Market Street was identified, we conducted detailed due diligence, including recent comparable sales analysis and buyer demand assessment within the immediate area. This allowed us to establish a clear value range and implement a disciplined negotiation strategy.

Challenges

Family homes across both Surry Hills and the eastern suburbs were experiencing strong competition, with limited supply and high owner-occupier demand. In Randwick specifically, well-located homes were attracting multiple buyers, making price discipline and timing critical to avoid overpaying while remaining competitive.

Outcome

Through a structured negotiation process and clear communication with the selling agent, we secured the property for $3.2 million, in line with our assessed market value. The home met all of the family’s requirements and provided a long-term solution in a tightly held Randwick location.

Our clients were able to transition confidently from a broad search area to a decisive purchase, securing a family home that balanced lifestyle, location, and value without the pressure and uncertainty often associated with competitive markets.
