Background

Our clients were long-term Upper North Shore owners who had made the decision to downsize, driven largely by the increasing density and development occurring around their existing home. They were seeking a large, predominantly single level character home that would allow for easy living, while still retaining a sense of space, privacy and quality.

Location was critical. They wanted to remain within walking distance to a train station and village, but specifically outside of high-risk development corridors to protect long-term amenity and value. The home needed to feel established and timeless, with a preference for character architecture rather than new builds.

Challenges

Single level homes of scale are tightly held across Turramurra, Wahroonga and Warrawee, particularly those on level land within walkable proximity to the station. At the same time, many properties within this radius are increasingly being targeted for redevelopment, creating a disconnect between what is available and what suited the client’s long-term objectives.

On-market opportunities were limited and often attracted strong competition, particularly from developers or buyers willing to compromise on planning risk. Aligning the clients’ desire for a low-maintenance, future-proof home with the realities of available stock required a patient and highly targeted approach.

Strategy

We implemented a proactive, off-market led strategy focused on quality rather than volume.

Over a four-month period, we sourced and assessed multiple off-market opportunities, leveraging our relationships with local selling agents as well as directly approaching homeowners in tightly held pockets. Each opportunity was carefully filtered against the client’s key criteria, particularly around zoning, surrounding development activity and long-term suitability.

In parallel, we maintained close monitoring of upcoming on-market listings, allowing us to act early when the right opportunity presented. When a premium single level character home in a highly regarded street was identified, we were able to move quickly and position our clients ahead of the broader market.

Through early engagement and well-structured negotiations, we secured the property prior to auction, removing competitive pressure and providing the clients with certainty.

Outcome

The result was the successful acquisition of a large, single level character home in one of Turramurra’s most tightly held and established streets.

The property offered the ideal balance of scale and ease of living, with minimal stairs, generous living zones and a private setting, all within comfortable walking distance to the station and village. Importantly, it was positioned outside of high-density development zones, aligning with the clients’ long-term priorities around lifestyle and capital preservation.

Securing the home pre-auction ensured a controlled and strategic outcome, avoiding the volatility of an open market campaign and allowing the clients to transition confidently into the next stage of their lives.
